The purpose of this position is to serve as the primary client contact for delivery of janitorial services for multiple retail buildings across Canada

Moderate degree of travel to visit client representatives and client sites to ensure service is being consistently delivered across the country

Monitors effectiveness of the retail janitorial program across the facilities ensuring  the vendor(s) deliver to SLAs and KPIs.  

Manages and coaches regional managers to deliver consistent service levels for the client pursuant to the scope, budget and SLAs/KPIs.

Develops operational service delivery solutions to include doucmented playbooks, account operations plans etc.  Researches and implements new processes and technology to improve operational efficiency.   Ensure playbook processes are consistently followed and ensures regional managers pro-actively follow up on deviations to determine root cause and prevent recurrence.

Conducts regular status and strategy meetings with the client's senior management to understand needs and link them to CBRE's service strategies.  Develops a communciation and relationship building strategy to proactively develop connections with client's representatives and keep them regularly updated on achievements, challenges and actions plans to address any service issues. 

Evaluates industry and business trends and analyzes performance across the portfolio and responds with necessary business changes as indicated.

Formulates and negotiates contracts with suppliers in concert with client representatives.  Leads quarterly business reviews with suppliers including documenting and tracking action items.

In conjunction with regional staff, produces and maintains various performance reports.

Oversees implementation of new programs and tools including project design, planning, execution and post implementation learnings

Pro-actively utilizes work order management system, financial systems and reporting software to monitor performance, identify issues and address in a timely manner.

In conjunction with regional staff, prepares the annual budget and monthly spend forecast for the retail janitorial category

Other duties may be assigned.

Provides formal supervision to individual employees within single functional or operational area.  Approves subordinate's recommendations for staff recruitment, selection, promotion, advancement, corrective action and termination.  Effectively recommends same for direct reports to next level management for review and approval.  Plans and monitors appropriate staffing levels and utilization of labor, including overtime.  Prepares and delivers performance appraisal for staff.  Mentors and coaches team members to further develop competencies.  Leads by example and models behaviors that are consistent with the company's values.

Bachelor's degree (BA/BS) from four-year college or university and a minimum of 5-8 years of comprehensive experience in commercial real estate specifically including responsibility for janitorial services ideally in a retail portfolio.  Masters degree preferred.

Excellent written and verbal communication skills.  Ability to foster a strong service-orientation and an “advisory role” in client relationships. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to generate powerful, effective and persuasive presentations on complex topics to employees, clients, top management and /or public groups; excels at public speaking. Ability to inspire, persuade and motivate employees toward excellence by leading by example and building collaborative relationships. Ability to excel at conflict resolution and win-win negotiations to negotiate effectively with key employees, top management and client groups and respond effectively to sensitive issues. Clearly support others by providing honest, open, two-way communication.

"Requires advanced knowledge of financial terms and principles. Adept at analyzing financial reports and monitoring/controlling expenses. Ability to calculate and review the complex financial reports prepared by others and to make recommendations to executives that impact the line of business.

Highly proficient in janitorial pricing models. Able to guide others, evaluate profitability or business viability to make best decisions around existing and new programs"

Ability to comprehend, analyze, and interpret complex documents. Ability to solve problems involving several options in complex situations. Requires Expert level analytical and quantitative skills. Teacher and student of cognitive thought process. Ability to stay calm and professional under pressure. 

Proficient with Microsoft Office Suite
