The purpose of this position is to manage janitorial services across multiple retail  buildings within a region.

Moderate degree of travel to visit client representatives and client sites to ensure service is being consistently delivered across the region

Manages the retail janitorial program across the facilities ensuring  the vendor(s) deliver to SLAs and KPIs.  

In conjunction with the Associate Director, develops and executes communication and relationship building strategies to develop connections with regional client representatives, keeping them regularly updated on achievements, challenges and action plans to address any service issues.

Assists the Associate Director with the development of operational service delivery solutions to include documented playbooks, account operations plans, etc..  Ensure playbook processes are consistently followed and pro-actively follow up on deviations to determine root cause and prevent recurrence.

Conducts regular status and strategy meetings with both regional management of the client as well as retail store management at each of the sites.

Assists the Associate Director and actively participates in quarterly business reviews with suppliers.  Follows up and ensures action items are completed within agreed deadlines.  Regularly meets with supplier representatives at regional and store level to review service delivery.

Produces and maintains various performance reports

In conjunction with Associate Director, implements new programs and tools to enhance the janitorial program.

Pro-actively utilizes work order management system, financial systems and reporting software to monitor performance, identify issues and address in a timely manner.

Assists in the preparation of the annual budget and monthly spend forecast for the retail janitorial category across the assigned facilities

Other duties may be assigned.

 

Bachelor's degree (BA/BS) from four-year college or university and a minimum of 5-8 years of comprehensive experience in commercial real estate specifically including responsibility for janitorial services ideally in a retail portfolio.  

Ability to comprehend, analyze, and interpret the most complex business documents. Ability to respond effectively to the most sensitive issues. Ability to write reports, manuals, speeches and articles using distinctive style. Ability to make effective and persuasive presentations on complex topics to employees, clients, top management and/or public groups. Ability to motivate and negotiate effectively with key employees, top management, and client groups to take desired action. 

Requires in-depth knowledge of financial terms and principles. Ability to calculate complex figures. Ability to forecast and prepare budgets. Conducts financial/business analysis including the preparation of reports. 

Ability to solve advanced problems and deal with a variety of options in complex situations. Requires expert level analytical and quantitative skills with proven experience in developing strategic solutions for a growing matrix-based multi-industry sales environment. Draws upon the analysis of others and makes recommendations that have a direct impact on the company.

Proficient with Microsoft Office Suite

Decisions made with in-depth understanding and interpretation of procedures, company policies and business practices to achieve general results.  Responsible for setting department deadlines.  Errors in judgment may cause long-term impact to co-workers, supervisor, department and/or line of business.
