ESSENTIAL DUTIES AND RESPONSIBILITIES

 

 

-Reviews and executes all assigned work orders and completes maintenance and repair records as required.

- Orders necessary materials and supplies to complete all tasks.

-Complies with all applicable codes, regulations, governmental agency and Company directives related to building operations and work safety.

-Assists with troubleshooting and repairs of buildings and installed systems to include plumbing systems, kitchen equipment, roofs, drains, shop, and HVAC.

- Disables and enables fire alarm control panels and systems and complete Monthly Fire PM’s, along with Weekly test of Fire Pump (Where required).

-Oversees work efforts (including 3rd party contractors) for the safe and compliant operation, maintenance (corrective and preventive), and modification of critical equipment.

-Maintains lighting systems throughout the facility, cleaning fixtures and replacing bulbs and lamps.

-Inspects building systems including fire alarms, HVAC, and plumbing to ensure operation of equipment is within design capabilities and achieves environmental conditions prescribed by client.

-Oversees and inspects the work performed by outside contractors. Contracted work includes landscaping, snow removal, remodeling, HVAC, Refrigeration, plumbers, General Maintenance and cleaning.

- Maintains the building lighting system, including element and ballast repairs or replacements.

Commutes and travels between 4 sites to attend similar job functions and work as a backup of co-workers is required.

-Computer skills, MS Office, use of PM software, closing of work orders and email is required.

-Respond immediately to emergency situations with governing emergency response procedures and customer concerns. Be available for on-call. Comply with departmental policy for the safe storage, usage, and disposal of hazardous materials.

-Maintains a clean and safe workplace, along with clean and orderly work vehicle.

 

 

SUPERVISORY RESPONSIBILITIES
No formal supervisory responsibilities in this position.

 

EDUCATION and EXPERIENCE
High school diploma or general education degree (GED) and a minimum of one year of related experience and/or training.

CERTIFICATES and/or LICENSES
May require valid driver's license.

COMMUNICATION SKILLS
Ability to comprehend and interpret instructions, short correspondence, and memos and ask clarifying questions to ensure understanding. Ability to write routine reports and correspondence. Ability to respond to common inquiries or complaints from clients, co-workers, and/or supervisor.

FINANCIAL KNOWLEDGE
Ability to calculate simple figures such as percentages.

REASONING ABILITY
Ability to understand and carry out general instructions in standard situations. Ability to solve problems in standard situations. Requires basic analytical skills.

OTHER SKILLS and ABILITIES
Uses personal computer and / or PDA for work order system, email, ESS and training. Basic skills with Microsoft Office Outlook. Physical requirements include stooping, standing, walking, climbing stairs / ladders and ability to lift / carry heavy loads of 50 lbs. or more.

Decisions made with general understanding of procedures and company policies to achieve set results and deadlines. Errors in judgment may cause short-term impact to co-workers and supervisor.
