JOB SUMMARY


CBRE|HEERY is looking for a Project Superintendent to support the Commonwealth of Virginia Department of General Services for construction of a new parking structure in Richmond, VA. Duties/Responsibilities include providing Construction Management services during the construction phase of the project to include, but not limited to: QA inspection services for all building trades, monitor submittals, provide documentation and reporting, coordinate building utility shut-downs, monitor contractor safety, observe testing activities, provide construction coordination with owner representatives, participate in monthly payment meetings, manage change orders, review contractors schedule throughout the construction phase advising owner of any discrepancies, and monitoring of contractors record drawing updates. 


Responsible for hands on management, supervision and coordination of all subcontractors and general conditions work on construction job sites.


ESSENTIAL DUTIES AND RESPONSIBILITIES

Continuous coordination of work in the field, anticipation of the upcoming work and analysis and resolution of any conflicts between contract documents, owner's intentions and field conditions.

Reviews and analyzes shop drawings and owner project information for constructionability.

Primary oversight and resolution of safety issues for the entire project.

Participates in schedule development and management.

Works as part of the project team to provide good and ethical management and supervision and deliver contractual responsibilities with the highest standards of quality, schedule and financial performance.

SUPERVISORY RESPONSIBILITIES

No formal supervisory responsibilities in this position. Provides informal assistance such as technical guidance, and/or training to coworkers. May lead project teams and/or plan, and supervise assignments of lower level employees.

EDUCATION and EXPERIENCE

Bachelor's degree or university program certificate or minimum ten years related experience or equivalent combination of education and experience.


Preferred: Experience providing construction phase services for public or private agencies and projects in the Commonwealth of Virginia. Experience building a parking deck. Familiar with all building construction trades, good communication skills, computer skills to include Microsoft Office Suite software, good written communication skills, and ability to be a team player. Familiarity with CPM scheduling and estimating.

Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present
information.

FINANCIAL KNOWLEDGE

Requires knowledge of financial terms and principles. Ability to calculate intermediate figures such as percentages, discounts, and/or commissions.
Conducts basic financial analysis.

REASONING ABILITY

Ability to comprehend, analyze, and interpret documents. Ability to solve problems involving several options in situations. Requires intermediate analytical and quantitative skills.
